Comparative Market Analysis (CMA), also referred to as real estate market analysis, is the process of finding real estate comparables so as to determine the fair market value of a property being bought or sold. We use real estate comps to form the basis for this analysis. But what are comps in real estate? Real estate comps are properties similar to the property that we examine and are located in the same area. We estimate the property’s value compared with others. This differs from an appraisal in that property currently for sale may be taken into consideration. (competition for the subject property).
